Rogers Store Prairie Style Two Flat Begs to Be a Single Family Home Again - Curbed Chicago

This old home in Rogers Park has seen its better days, but hopefully it's got more good days ahead of it. It's got beautiful bones and with a itsy-bitsy bit of work, could once again be a stunning single family home. According to the listing agent, the home was designed by Prairie School architect George Bestow Elmslie and built in 1912. At some point, the home was converted into a two-unit flat, but fortunately, many of its original architectural details abide. The home even has a matching detached coach house and garage, but it's currently in a critical state. It'd be a real shame if someone were to get to it and rip out all of the millwork, built-ins and art microscope spectacles windows, so here's to hoping that this old house get some well deserved attention. While the home does need a considerable amount of work and restoration, architecture buffs could look upon it a steal at only $500,000.

Rosie on the Council: Homes in Arizona different than in other states - TriValley Central

In most of Michigan, for benchmark, the frost-line depth is 42 inches. that’s where groundwater in the soil could freeze. To build a house, footings and foundations have to be set at a extensively where they will not be damaged by potential frost. Pipes and water lines have to be buried below the frost line so they won’t freeze. Because builders have to dig that far downwards to put in pipes and foundations, digging a little more to build a basement is not that much more difficult and expensive. So they build a basement that can add living margin to a house and increase its value. In a sense, these builders are taking advantage of our low annual rainfall totals when they establish houses this way. But although the state can often go for 140 days without any moisture, it can then be hit with a half-inch of water or more in a very break in on time. Often, that rain run-off from your house is dumped out on heavy clay soil right next to the house. Over the years, that drainage can reparation a home’s foundations. When you live in Arizona, you need to prepare your house for the highest ultraviolet exposure of any state in the mother country. The sun’s rays and our dry arid climate can prematurely “age” your house if you don’t provide it with regular maintenance. that means painting the exterior to defend the stucco and wood outside at least every eight years. If you wait much longer, our summer sun and monsoon rains will eat your wood lop off and stucco alive. Chalking occurs when a white chalky substance appears on the painted surface. Color fading is when pigments dilute due to ultraviolet ray exposure. The more inexpensive the paint, the more quickly the sun will fade your paint. You probably won’t notice fading on the outside of your home until you do some touch-ups and see how much more colorful the areas of new paint are. There is a good reason why our houses in Arizona are painted in turf tones, aside from the fact that they blend into the desert. It’s because paint colors produced with natural mineral sources won’t blacken out as quickly in the sun. Other colors, like greens and blues, contain synthetic pigments and are more likely to break down in our sunshine. For more do-it-yourself tips, go to rosieonthehouse. Gauge of rent rises quickens as average UK rent reaches £937 a month - The Guardian

Rents were up 4. 6% on a year before, compared with a 3. 8% start in June, according to research by Countrywide, the UK’s largest property services company. Central London saw by far the biggest extend in the cost of newly rented properties at 6. 8%, but there were also strong rises in Scotland (4. 5%) and the east of England (4. 3%). It now costs an normal £2,583 a month to take on a rented property in central London, compared with £663 in the north of England, the cheapest give to rent in the UK, according to Countrywide, which analysed more than 75,000 properties in England, Scotland and Wales. London has become one of the most dear cities in the world to rent a home, prompting politicians to call for New York-style controls on landlords. In 18 of London’s 33 boroughs, the median hole for a one-bedroom flat is more than £1,000 a month, according to statistics from the government agency that values properties for the purposes of council tax in England and Wales. The Valuation Charge Agency figures show rents for a one-bedroom flat in Greenwich, south-east London, have risen by 30% over five years, from £750 a month to £975. In Islington, north London, a one-bedroom flat has gone up by 20% over the same stretch, from £1,213 to £1,452. The soaring cost of buying a home has seen a boom in the private rented sector in recent years. There are 1. 4m more rented homes today than in 2008, according to evidence from the English Housing Survey. While the growth of the sector has reduced the upward pressure on rents in some areas, it has also encouraged landlords to witter on about b hold out on to their properties for longer, further restricting supply in the housing market. Countrywide estimates that an additional 100,000 possessions sales may have taken place if the private rented sector had not grown since 2008. Earlier this month, the Imperial Institution of Chartered Surveyors (Rics) confirmed that the number of properties coming on to the market has fallen for six months in a row , while the army of new buyer inquiries has been increasing for four months. New listings were down in nine out of 12 regions across the UK, with surveyors in East Anglia reporting the sharpest go over like a lead balloon a fall in love with. The imbalance between supply and demand prompted surveyors to forecast sizeable house price and rental rises over the next 12 months.
